Eastpointe Commons I & II is an ambitious adaptive reuse project that transforms a mid-
century institutional complex into a modern, service-oriented residential community.
Originally constructed in the 1950s, with additions in the 1960s, the four-story structure
features five interconnected wings, each built under different construction eras and
conditions. This configuration required a high degree of technical rigor, from
coordinating varied structural systems to integrating mechanical, electrical, plumbing,
and life-safety upgrades across multiple building segments with differing floor
elevations, utilities, and material assemblies.
The redevelopment delivers 118 apartment units along with a robust suite of common-
area amenities, including a community room, multiple lounges, office and meeting
spaces, a children’s multi-purpose room, a recreation room, and outdoor roof patios. A
central challenge of the project was organizing these diverse spaces within a large,
complex building footprint. To enhance clarity and improve the resident and visitor
experience, a comprehensive wayfinding system was developed. Each of the five wings
was assigned the identity of a Michigan native tree, paired with a distinct color palette
and corresponding wood species, creating an intuitive navigation system that is both
functional and rooted in local character.
Significant site improvements complemented the interior work. The parking lot was
redesigned and rebuilt to current accessibility requirements, while the exterior
courtyards underwent extensive cleanup and reactivation, including new pedestrian
walks and durable outdoor furniture that support year-round use. One of the most
meaningful transformations was the conversion of the former sanctuary into a large
community space, preserving the historic quality of the room while adapting it for
contemporary programming and resident gatherings.
As a MSHDA 9% LIHTC development that also utilized Federal Historic Tax Credits and
City of Grand Rapids HOME funds, the project required precise compliance with
multiple regulatory, financial, and preservation frameworks. Coordinating these
requirements while upholding historic integrity, ensuring energy performance, and
meeting all thresholds for Enterprise Green Communities Certification demanded
methodical documentation, rigorous quality control, and disciplined design and
construction processes.
Eastpointe Commons I & II demonstrates how a technically complex adaptive reuse
project can be elevated into a cohesive, dignified residential community. Through
careful planning, thoughtful design, and adherence to stringent preservation and
sustainability standards, the project revitalizes a significant Grand Rapids asset and
expands quality affordable housing for the region.
