Bingham Apartments

Bingham Apartments is a comprehensive adaptive reuse project that transforms a
historic 1936 two-story school building into high-quality affordable housing specifically
designed for seniors age 55 and older. Converting an institutional structure of this era
into a modern senior living environment required substantial technical rigor, including
detailed assessment of the building’s original construction, precise integration of new
mechanical and life-safety systems, and strict compliance with Federal Historic Tax
Credit requirements.

A new two-story addition was constructed on the north side of the existing building to
expand residential capacity. To respect the architectural prominence of the original
school, the addition was purposefully stepped back and connected to the historic
structure with enclosed hallways, ensuring functional integration without overpowering
the historic façade. This strategy accommodated the program needs while maintaining
compatibility with preservation standards.

The redeveloped facility provides 35 senior apartment units supported by a community
room, library, game room, property management offices, and meeting rooms. One of the
most complex design challenges was the conversion of the former gymnasium into a
new community space tailored to senior use. The mezzanine seating structure was
enclosed and adapted into an apartment unit, requiring sophisticated structural
coordination and sensitive treatment of original materials to meet both residential and
preservation criteria.

Site improvements further elevate the resident experience. New parking lots were
constructed, and the site was refreshed and activated with new pedestrian walks,
outdoor furniture, and accessible pathways to better support senior mobility and outdoor
engagement.

As a MSHDA 9% LIHTC development that also utilized Federal Historic Tax Credits, the
project demanded rigorous compliance with funding, preservation, and accessibility
requirements. Achieving Enterprise Green Communities Certification added an
additional layer of technical complexity, requiring energy-efficient systems, sustainable
material selection, and comprehensive documentation.

Bingham Apartments stands as a model for senior-focused adaptive reuse, successfully
converting a historic educational facility into a sustainable, dignified, and service-rich
community for residents 55 and older.
