The 2080 Union Homes project is a residential infill development located in the Alger
Heights neighborhood within the City of Grand Rapids. The project transformed
previously open and underutilized land into a cohesive neighborhood of new single-
family homes, reinforcing the existing residential fabric while expanding access to high-
quality, attainable homeownership opportunities.
The development includes a total of 42 single-family homes organized around new
internal streets and shared outdoor spaces. Five distinct home designs were developed
to provide architectural variety and flexibility while maintaining a consistent
neighborhood character. The home types include the Parkside, a one-story residence
with a basement and 989 square feet of finished living space; the Gambrel, a two-story
home with a basement and 1,162 square feet; the Placemaker, a two-story design with
a basement and 1,335 square feet; the Urban Farmhouse, a two-story home with a
basement and 1,134 square feet; and the Nu-Square, a two-story home with a
basement and 1,176 square feet of finished space.
All homes were designed using a responsive design approach that carefully considered
the scale, massing, and architectural character of the surrounding Alger Heights
neighborhood. The design team engaged extensively with the community throughout
the planning and design process, hosting multiple meetings to gather input and refine
the home designs. This collaborative approach informed decisions related to building
form, façade articulation, and neighborhood layout, ensuring the new homes
complemented existing housing stock.
To further reinforce a natural, established neighborhood feel, the project employed
strategic placement of the five home designs and coordinated exterior color schemes to
avoid visual repetition. This intentional variation enhances streetscape interest and
supports long-term neighborhood identity.
Site improvements were a significant component of the project and included
construction of new public roads, driveways, and utility infrastructure, as well as the
creation of common exterior courtyards that provide shared open space for residents.
Each home was constructed with a detached storage shed to meet day-to-day storage
needs, while a standardized garage design was developed and made available for
homeowners who wish to add a garage in the future. All civil engineering was done by
others.
The homes are offered for sale through Dwelling Place’s Community Land Trust,
ensuring long-term affordability and stewardship while supporting sustainable
homeownership. The 2080 Union Homes project demonstrates how thoughtful infill
development, community engagement, and architectural variety can successfully deliver context-sensitive housing that strengthens an established neighborhood
