The redevelopment of 415 MLK Jr St SE represents a highly complex adaptive reuse
effort transforming a historic institutional structure into a mixed-use, community-serving
asset. Originally constructed in 1931, with additions completed in 1947, the building
required a level of technical rigor commensurate with its age, construction methods, and
historic status. The project brought together four distinct Owner/Developer entities; a
large church congregation, a day care provider, and a non-profit affordable housing
developer that also relocated its corporate offices to the building. Each owner group had
separate programs, operational needs, and long-term objectives. Coordinating these
diverse stakeholders demanded extensive planning, disciplined communication, and
precise integration of building systems, circulation patterns, and shared-use protocols.

The reconfigured first floor accommodates the church, the day care program, and the
office user, while the second and third floors were converted into 41 affordable
apartment units supported by a new community room. Central to the redevelopment
was the strategic infill of the original interior courtyard, which is now enclosed by a new
skylight system and serves as “The Commons”, a shared gathering space used daily by
the church, the day care, and the office tenant. This intervention balanced functional
performance with preservation standards, ensuring compatibility with the building’s
historic fabric.

Exterior site improvements were equally nuanced. A new ADA-accessible ramp at the
primary entrance along MLK Jr Street was required, yet the incorporation of Federal
Historic Tax Credits meant the design had to avoid visually competing with the original
façade. The solution integrated the ramp into the site grading, effectively concealing the
new structure and preserving the historic character of the front elevation. Additional
improvements included a new parking lot, a dedicated day care playground, an outdoor
patio, and multiple seating areas that support both resident and community use.

As a Michigan State Housing Development Authority (MSHDA) 9% LIHTC development
utilizing Federal Historic Tax Credits and City of Grand Rapids HOME funds, the project
demanded careful compliance with multiple layers of regulatory, financial, and
preservation requirements. The building achieved Enterprise Green Communities
Certification, further reflecting the disciplined approach necessary to deliver a high-
performance, sustainable redevelopment.

415 MLK Jr St SE stands as a case study in coordinated, mission-driven adaptive reuse
successfully aligning multiple owners, complex funding mechanisms, and historic
preservation standards to deliver new housing, community space, and neighborhood-
serving amenities within a historic Grand Rapids landmark.
