Kingsbury Place Apartments is a new construction, permanent supportive housing
community specifically tailored to serve families with special needs. The development is
composed of a mix of one- and two-story residential buildings arranged to create a safe,
welcoming, and family-oriented environment that supports long-term stability and
community connection.
The project includes nine apartment buildings and a centrally located community and
management building that functions as the organizational core of the site. The
centralized building houses community gathering space and property management
offices, providing on-site support services and fostering opportunities for resident
interaction and engagement. Site planning emphasizes clear visibility, walkability, and a
neighborhood-scale character appropriate for family living.
Developed under the Michigan State Housing Development Authority (MSHDA) 4%
Low-Income Housing Tax Credit (LIHTC) program, Kingsbury Place Apartments was
required to fully comply with MSHDA Design Standards. The project underwent formal
design reviews at multiple stages to ensure alignment with MSHDA requirements
related to unit design, accessibility, durability, cost control, and long-term operations.
The community provides a total of 44 apartment units, offering a mix of one-, two-, and
three-bedroom layouts designed to accommodate families of varying sizes and needs.
Unit designs prioritize functionality, accessibility, and durability to support families
requiring long-term supportive housing.
Site improvements were a key component of the project scope and include a new
parking lot, a dedicated children’s playground, and community raised planter boxes that
encourage outdoor activity, social interaction, and resident participation. These
amenities were intentionally incorporated to promote family well-being, resident
engagement, and a sense of ownership within the community.
Sustainability was integrated throughout the design and construction, and Kingsbury
Place Apartments achieved LEED Silver certification. The project incorporates energy-
efficient building systems, durable and low-maintenance materials, water-efficient
fixtures, and strategies to enhance indoor environmental quality. These measures help
reduce operating costs while providing healthy, comfortable living environments for
residents.
Kingsbury Place Apartments reflects a strong commitment to delivering high-quality
permanent supportive housing for families with special needs. Through thoughtful site
planning, compliance with MSHDA standards, and a focus on sustainability and family-
centered amenities, the project provides a stable, resilient housing community that
supports long-term success for its residents.
