Heron Courtyard Apartments

Heron Courtyard Apartments is a new construction, permanent supportive housing
development designed to provide safe, stable, and dignified housing for individuals and
families who are formerly homeless or have special needs. The project is organized as
a residential campus consisting of a mix of one- and two-story buildings arranged to
create a cohesive, community-oriented environment that balances privacy with access
to shared resources.

The development includes 11 apartment buildings and a centrally located community
and management building that serves as the functional and social hub of the site. The
centralized building houses community space and property management offices,
supporting on-site services, resident engagement, and efficient day-to-day operations.
Building placement and site circulation were carefully planned to reinforce a sense of
neighborhood while maintaining clear visibility and accessibility throughout the site.

Heron Courtyard Apartments was developed under the Michigan State Housing
Development Authority (MSHDA) 4% Low-Income Housing Tax Credit (LIHTC) program
and was required to comply fully with MSHDA Design Standards. The project underwent
formal design reviews at key milestones to ensure consistency with MSHDA
requirements related to unit layouts, accessibility, durability, constructability, and long-
term maintenance.

The community provides a total of 33 apartment units, offering a mix of one-, two-, and
three-bedroom residences to accommodate a range of household types and needs. Unit
designs emphasize functionality, accessibility, and resident comfort, supporting
successful long-term tenancy for individuals transitioning out of homelessness or
institutional care.

Site improvements include a new parking lot and associated pedestrian pathways
designed to promote safe and convenient access for residents, visitors, and service
providers. Lighting, landscaping, and building orientation were coordinated to enhance
safety, wayfinding, and the overall residential character of the development.

Sustainability was incorporated throughout the project, and Heron Courtyard
Apartments achieved LEED Silver certification. The design integrates energy-efficient
building systems, durable materials, water-conserving fixtures, and strategies to
enhance indoor environmental quality. These measures support reduced operating
costs and healthier living environments, which are critical to the long-term success of
permanent supportive housing.

Heron Courtyard Apartments demonstrates a strong commitment to serving the
community’s most vulnerable populations through thoughtful design, regulatory
compliance, and sustainable development practices. The completed project delivers high-quality supportive housing that promotes stability, well-being, and long-term
resilience for its residents.
