Heron Manor

Heron Manor is a three-story, new construction enhanced senior living community
designed to support independent living while fostering social connection, wellness, and
long-term sustainability. The project was developed under the Michigan State Housing
Development Authority (MSHDA) 4% Low-Income Housing Tax Credit (LIHTC) program
and required full compliance with MSHDA Design Standards, including multiple formal
design reviews throughout the design and documentation process.

The development provides a total of 55 apartment units, offering a mix of one- and two-
bedroom residences. All apartments are fully equipped for independent living, including
full kitchens, allowing residents to maintain autonomy while benefiting from an amenity-
rich, supportive environment. Units are reserved for a blend of affordable and market-
rate households, creating a mixed-income senior community that promotes inclusivity
and long-term viability.

Heron Manor was intentionally programmed to emphasize community engagement and
active living. The building includes a large dining hall, senior activity center, and
generous open common areas designed to encourage daily interaction and
socialization. A dedicated multi-purpose room supports movies, performances, and
group events, providing flexibility to accommodate a wide range of resident-led and
coordinated activities. Social programming is resident-coordinated, reinforcing
independence and community ownership.

Site improvements were designed to extend livability beyond the building envelope and
include a new parking lot, landscaped garden areas, walking paths, and outdoor seating
areas. These features promote physical activity, relaxation, and informal gathering,
contributing to resident wellness and quality of life.

Sustainability is a defining element of the project. Heron Manor achieved Platinum
LEED for Homes Multi-Family certification, the first project in Michigan to reach this
distinction. The building incorporates a geothermal system and other high-performance
design strategies that significantly reduce energy consumption, lower operating costs,
and enhance indoor environmental quality. These measures support both environmental
stewardship and long-term affordability.

In addition to its physical design, Heron Manor offers flexibility for residents seeking
additional support. Residents are able to contract directly with preferred service
providers for enhanced living services, allowing care to be tailored to individual needs
without compromising independence.

Heron Manor represents a forward-thinking approach to senior housing, combining
high-performance sustainable design, compliance with MSHDA requirements, and a
resident-centered model of independent and enhanced living. The completed community delivers durable, energy-efficient housing that supports aging in place while
fostering connection, choice, and dignity for its residents.
