Genesis Woods Apartments is a new construction, permanent supportive housing
community designed to provide stable, high-quality housing for individuals and families
who are formerly homeless or have special needs. The development is composed of a
mix of one- and two-story residential buildings organized to create a cohesive,
neighborhood-scale environment that emphasizes dignity, safety, and long-term
livability.
The project includes nine residential apartment buildings and a centrally located
community and management building that serves as the organizational and social hub
of the site. This centralized facility accommodates community gathering space,
supportive services, and property management offices, allowing residents to easily
access on-site resources while reinforcing a sense of community and connection
throughout the development.
Genesis Woods Apartments was developed under the Michigan State Housing
Development Authority (MSHDA) 4% Low-Income Housing Tax Credit (LIHTC) program
and required full compliance with MSHDA Design Standards. The project underwent
formal design reviews at multiple stages to ensure alignment with MSHDA requirements
related to unit design, accessibility, durability, cost effectiveness, and long-term
operations.
The development provides a total of 33 apartment units, offering a mix of one-, two-,
and three-bedroom layouts to accommodate a range of household sizes and needs.
Unit designs prioritize functionality, accessibility, and comfort, supporting residents
transitioning from homelessness or institutional settings into stable, permanent housing.
Site improvements include a new parking lot and coordinated pedestrian circulation
designed to balance accessibility, safety, and efficiency. Building placement, site
lighting, and landscaping were carefully considered to promote visibility, security, and a
welcoming residential character, while maintaining operational efficiency for property
management and service providers.
Sustainability was a core project objective, and Genesis Woods Apartments achieved
LEED Gold certification. The design incorporates high-performance building envelopes,
energy-efficient mechanical systems, water-saving fixtures, durable materials, and
enhanced indoor environmental quality. These strategies reduce operating costs and
contribute to healthier living environments, supporting the long-term viability of the
supportive housing model.
Genesis Woods Apartments reflects a strong commitment to addressing the housing
needs of the community’s most vulnerable populations. Through thoughtful site
planning, compliance with MSHDA standards, and a focus on sustainability and supportive services, the project delivers a stable, dignified, and energy-efficient housing
community that promotes resident well-being and long-term success.
