The 435 LaGrave @ Tapestry Square project is a three-story, mixed-use new
construction development designed to complement the existing urban fabric while
advancing affordable and workforce housing objectives. The project was delivered
under the Michigan State Housing Development Authority (MSHDA) 4% Low-Income
Housing Tax Credit (LIHTC) program and required full compliance with MSHDA Design
Standards, including multiple formal design reviews during schematic design, design
development, and construction documentation.
Architecturally, the building was intentionally designed to serve as a “little brother” to the
two established buildings along Wealthy Street within the Tapestry Square district.
Massing, material selection, façade articulation, and scale were carefully coordinated to
reinforce neighborhood continuity while maintaining a distinct identity appropriate to its
size and program. The result is a context-sensitive infill development that strengthens
the streetscape and supports the broader vision for the district.
The development includes a total of 24 residential units, offering a mix of one- and two-
bedroom apartments. Seven units are reserved for individuals aging out of foster care,
providing stable housing and supporting a critical transitional population. The remaining
units are a blend of market-rate and workforce housing, creating an intentionally mixed-
income environment that promotes economic diversity and long-term community
stability.
The building program includes a resident community room and on-site property
management office to support daily operations, resident services, and community-
building activities. At the ground level, two commercial suites activate the street frontage
and contribute to the mixed-use character of the development, supporting
neighborhood-serving retail or service uses.
Site improvements included construction of a new parking lot designed to balance
resident needs with the urban context of the site. Site circulation, lighting, and
landscaping were coordinated to enhance safety, accessibility, and long-term durability
while remaining consistent with local zoning and MSHDA requirements.
Sustainability was a central project goal, and the building achieved LEED Gold
certification. Design strategies emphasized high-performance building systems, energy
efficiency, water conservation, durable and low-emitting materials, and enhanced indoor
environmental quality. These measures support reduced operating costs, improved
resident comfort, and long-term environmental stewardship.
The 435 LaGrave @ Tapestry Square project successfully integrates affordable,
workforce, and supportive housing within a thoughtfully designed mixed-use building.
Through careful coordination with MSHDA, responsiveness to its urban context, and a strong commitment to sustainability and social impact, the project contributes
meaningfully to the vitality and inclusivity of the Tapestry Square neighborhood.
